Richard Gwilliam - Head of Property Research

Richard is responsible for the overall direction of property research within M&G Real Estate, including the analysis of the UK and global property markets, the formation of in-house views, the determination of strategy for the funds and bespoke in-depth research projects. Richard has 11 years of analysis and research experience within real estate investment; prior to joining M&G Real Estate in 2006, he spent three years at IPD. Richard has a BSc (Hons) in Economics from the University of Nottingham and holds the Investment Management Certificate (IMC). He is a member of the committee, and honorary treasurer, of the Society of Property Researchers (SPR).

Eunice Khoo - Senior Associate

Eunice joined the Asia research team with over seven years of experience in real estate research. She began her career at Jones Lang LaSalle, upon graduation from Singapore Management University with a double major in Economics and Finance. After four more years as a researcher in CBRE Singapore, Eunice was an executive planner in the strategic research team at the Urban Redevelopment Authority of Singapore (“URA”). Her experience in the Singapore real estate market had a particular focus on the retail and industrials.

Emma Grew - Research Manager

Emma is involved in the view formation and analysis of the Central London office and European markets. She also works on the alternative sectors, specialising in UK residential and has developed PRISM - a quantitatively-driven metric enabling the assessment of markets at local authority level, that aids the investment manager when considering potential acquisitions. Emma has worked in real estate research since 2003 and joined M&G Real Estate in 2011. Previously, she worked for Hearthstone Investments, a specialist residential fund manager, ING Real Estate Investment Management and Cushman & Wakefield. Emma has a BSc in Economics from Warwick University and holds the Investment Management Certificate (IMC) as well as the IPF Investment Education Programme Diploma. 

Vanessa Muscarà - Associate Director, Property Research

Vanessa joined M&G Real Estate in 2014, as a Senior Research Analyst, focusing on European markets. Her responsibilities include the formation of market forecasts, European fund strategies, research publications and bespoke research projects. Vanessa has ten years of experience in real estate research, working both in consultancy as well as investment management, namely at AECOM and LaSalle Investment Management. She has an MEng in European Civil Engineering at the University of Warwick and an MSc in European Property Development & Planning at University College London, as well as being Junior Vice Chair of the Society of Property Researchers (SPR) and a member of the Urban Land Institute (ULI). She is bilingual in English and Italian and fluent in French.

Aneta Wiak - Senior Research Analyst

Aneta joined M&G Real Estate in 2015 as a senior research analyst focusing on the central London office and European markets. Aneta has worked in real estate research since 2006. Previously, she worked for Grosvenor, a private property company, focusing on the West End commercial and residential markets. Aneta has also worked at IPD, initially in the Central and Eastern European department, developing the service, and subsequently in the UK Research department managing several research projects. Aneta has an MSc in Real Estate Investment and Management from Academy of Economics in Poznan and PDip in European Real Estate from Kingston University. She also holds the Investment Management Certificate (IMC).

Annabel Harmsworth - Research Analyst

Annabel joined M&G Real Estate in August 2016. Her principal responsibilities include the analysis and formation of forecasts for the UK retail sector and alternative sectors. She collaborates with the research team to translate the house view into fund investment strategies and works on a number of bespoke research projects. Prior to joining the business, Annabel worked in consultancy at AECOM for nearly three years. There she provided research and analysis on a range or property sectors within the EMEA region and also undertook market and financial feasibility analysis as well as working on concept development, development programming and strategic planning.  Annabel has a BA in geography from the University of Birmingham. She is a member of the Society of Property Researchers (SPR) and a member of the Urban Land Institute (ULI).

Nick Blakemore - Portfolia Analyst Manager

Nick heads the Portfolio Analysis Unit and provides regular and detailed performance analysis on M&G Real Estate's assets under management. Nick joined the Prudential in 1975, first working within the Pensions Department before moving across into the Property Department (now M&G Real Estate). He has focused on performance measurement since 1983, developing an in-house property performance measurement system and providing detailed analysis. Nick is a member of the IPD Investor Services Consultative Group and of the Investment Property Forum (IPF).

Asha Anandan - Portfolio Analyst

Asha joined M&G Real Estate in 2016. She supports and works alongside the portfolio analysis manager. Prior to this, Asha worked as a performance analyst at M&G Investments for over four years where she produced regular performance reports, fixed income attribution reports and carried out checks and audits to ensure accurate performance data analysis. She has also held analytical roles at Bank of America and UBS. Asha has a BSc (Hons) in Economics from SOAS, University of London and she also holds the Investment Management Certificate (IMC).
